How it works

From booking to deposit decision in four steps

A true sequence, handled end to end by our clerks. You never have to photograph anything yourself.

  1. Book and pay online

Pick a package, tell us the property and your preferred date, and pay securely with Paystack. Card, transfer or USSD.

  2. We visit and photograph

Our clerk comes to the property and photographs every room, wall, fitting and item that matters. Everything is dated and location-stamped.

  3. The report is compiled

Within 24–48 hours you receive a PDF report with photo evidence, condition notes and meter readings, stored on the cloud.

  4. The deposit decision

At move-out we compare against the move-in record. Damage is visible, fair wear is visible, and the caution fee decision is obvious.

Why it matters

“Give back the caution fee” should be a decision, not a shouting match.

Most deposit disputes in Nigeria end the same way: one side’s word against the other’s, because nobody has proof of how the property actually looked when the tenancy began. A photographic inventory ends that argument before it starts.

Landlord

Evidence of the property's condition at move-in means genuine damage is documented, and deductible, at move-out.

Tenant

Your full caution fee comes back to you unless there is clear, photographic proof of damage you caused. Fair wear and tear is recorded as exactly that.

Agent

Hand the dispute to the record. Reports go to every party at once, so the conversation is about evidence, not trust.

Questions

Frequently asked

Who needs an inventory report?

Landlords, letting agents and tenants all benefit. The report is the neutral photographic evidence that protects both sides at the end of a tenancy. It is what makes returning the caution fee a straightforward decision.

Do I have to be at the property during the visit?

No. Our clerk can carry out the visit with access arranged by the landlord or agent. For Premium check-in appointments we coordinate with the tenant so keys and signatures are handled on site.

Who gets a copy of the report?

Everyone named on the booking (landlord, agent and tenant) receives the PDF by email, and a copy is stored in our cloud archive so it can be retrieved years later.

What happens if the tenant damages the property?

The check-out comparison shows the difference between the move-in condition and the move-out condition. Clear damage beyond fair wear and tear is photographed and documented. That gives the landlord grounds to deduct from the caution fee, and gives the tenant protection against unfair claims.

How do I pay?

Online, securely, through Paystack. Card, bank transfer or USSD. You book, pay, and we confirm your visit by email.

Is inventory reporting common in Nigeria?

It is the fastest-growing practice in professional property management here. More landlords and agents in Lagos, Abuja and Port Harcourt now require a documented condition record before keys change hands, because it is the only thing that makes the caution fee decision fair. InventoryNaija is built for this market from day one.
